For our client, a growing and well-established property development company in Limassol, we are looking for an experienced QA/QC Manager to take ownership of quality across residential and mixed-use developments.
The successful candidate will be responsible for ensuring that projects are delivered to consistently high standards, from design and procurement through construction, finishing, snagging and final handover. This is a key position for someone who can establish robust quality processes, identify potential issues before they become defects, and ensure that contractors, suppliers and project teams consistently meet the required standards.
Responsibilities:

Manage and continuously improve the company’s Quality Management System in line with ISO 9001 principles.

Develop and maintain Project Quality Plans, Inspection and Test Plans (ITPs), method statements and quality checklists.

Conduct quality inspections throughout all stages of construction, from structural works through to finishes and handover.

Establish and manage hold points and witness points for critical construction activities.

Ensure all works comply with approved drawings, specifications, contractual requirements and applicable Cyprus regulations.

Identify, record and manage non-conformances (NCRs), including corrective and preventive actions.

Conduct root-cause analysis to prevent recurring quality issues.
-
Review and approve materials, samples and mock-ups before installation.

Establish and maintain benchmark standards for high-end finishes, including stone, joinery, glazing, sanitaryware and architectural metalwork.

Monitor the quality and performance of contractors, subcontractors and suppliers.

Lead quality coordination meetings and ensure quality requirements are clearly communicated before works commence.

Maintain accurate and auditable quality documentation, including inspection reports, test certificates, NCRs, material approvals and as-built records.

Support internal and external audits and ensure audit findings are effectively closed.

Lead the snagging and de-snagging process prior to property handover.

Maintain defect registers and ensure outstanding issues are resolved to the required standard.

Coordinate handover documentation, warranties, certificates and O&M manuals.

Monitor defects during the defects liability period and coordinate timely remedial works.

Provide regular reports to senior management covering quality KPIs, NCRs, risks and project readiness.

Work closely with design and development teams to identify and address quality and buildability risks at an early stage.

Promote a strong quality culture across project teams and ensure consistently high standards across all developments.
Requirements:

Significant experience in a QA/QC management role within construction or property development.

Degree in Civil Engineering, Construction Management, Architecture or a related discipline.

Proven experience delivering luxury or high-specification residential projects.

Strong knowledge and practical experience with ISO 9001 quality management systems.

Experience preparing Quality Plans, ITPs, inspection procedures and NCR processes.

Strong understanding of construction methods, materials and finishing trades.

Ability to read and interpret construction drawings, specifications and technical documentation.

Good knowledge of Cyprus building regulations, construction standards and permitting requirements.

Strong understanding of the local contractor and subcontractor market.

Excellent attention to detail and a strong eye for high-quality finishes.

Strong organisational, documentation and reporting skills.

Confident communicator with the ability to manage contractors, suppliers and project teams effectively.

Proactive and preventative approach to quality management.

Fluent written and spoken English and Russian.
Desirable:

ISO 9001 Lead Auditor or other relevant quality-management qualification.

Experience establishing QA/QC processes or functions from the ground up.

Experience with construction management or ERP software.

Knowledge of Microsoft Dynamics 365 Business Central.

Experience managing quality across multiple residential or mixed-use developments.

Salary:
€48,000 - 66,000 annual gross, depending on experience
