    Finance Director - Limassol

    For a prominent group of Companies in the real estate development, construction, hospitality, and property management sectors, operates in Cyprus and various European jurisdictions, we are seeking to recruit a Finance Director. 

    The Finance Director will be responsible for leading the financial strategy, governance, and performance of the firm across all subsidiaries, developments, and construction operations. The role ensures strong financial planning, project profitability, treasury oversight, risk management, and compliance while supporting the company’s growth through new developments, acquisitions, and strategic investments.

     

    Responsibilities
    1. Financial Leadership & Strategy

    • Lead the group’s overall financial strategy aligned with corporate objectives.
    • Act as a strategic partner to the CEO and executive team in decision-making.
    • Provide financial insight to support expansion, project investment, and operational efficiency.
    • Drive financial discipline and performance culture across the organization.

    2. Financial Planning & Budgeting

    • Oversee annual budgeting, forecasting, and long-term business planning.
    • Monitor financial performance against budgets across construction projects and real estate portfolios.
    • Ensure accurate cost control, margin protection, and profitability reporting.
    • Support project feasibility analysis and investment appraisal.

    3. Project Finance & Construction Cost Oversight

    • Ensure strong financial control over large-scale construction and development projects.
    • Monitor project cash flow, cost-to-complete, variations, and contract profitability.
    • Oversee reporting on project financing requirements and funding schedules.
    • Support contract negotiations from a financial and commercial risk perspective.

    4. Treasury & Funding Management

    • Oversee group treasury operations including cash management, liquidity, and banking facilities.
    • Lead financing arrangements for developments (loans, project finance, bonds, guarantees).

    5. Financial Reporting & Compliance

    • Ensure timely and accurate monthly, quarterly, and annual financial reporting.
    • Oversee preparation of consolidated group financial statements.
    • Ensure compliance with IFRS, statutory requirements, tax regulations, and internal governance.
    • Coordinate external audits and regulatory reporting obligations.

    6. Risk Management & Controls

    • Develop and maintain robust internal controls, financial policies, andgovernance frameworks.
    • Identify and mitigate financial, operational, and market risks.
    • Ensure compliance with loan covenants and contractual financial obligations.
    • Support insurance and risk coverage strategy with relevant stakeholders.

    7. Stakeholder & Board Management

    • Present financial results and strategic recommendations to the Board and senior stakeholders.
    • Provide clear reporting on performance, liquidity, and investment priorities.
    • Support joint ventures, partnerships, acquisitions, and investor relations activities.

    8. Leadership & Team Development

    • Lead, mentor, and develop the finance, accounting, and treasury teams.
    • Promote continuous improvement through automation, systems upgrades, and best practices.
    • Build a high-performing finance function supporting group-wide operations.

    Key Performance Indicators (KPIs)

    • Days Receivable
    • Days Payables Outstanding (DPO)
    • Audit outcomes and compliance record
    • Effectiveness of internal controls and risk mitigation
    • Average Days of Post Month Closing of Accounts
    • Tax Optimization/ Effective Tax Rate

     

    Requirements

    • Bachelor’s degree in Finance, Accounting, Economics, or related discipline (Master’s preferred).
    • Professional qualification required: ACA / ACCA / CPA / CFA .
    • Minimum 12–15 years of progressive finance leadership experience.
    • Strong sector experience in real estate development, construction, or infrastructure highly preferred.
    • Proven expertise in project finance, treasury, and group consolidation.
