Architect - Limassol

For our client, a growing and well-established property development company in Limassol, we are looking for an experienced and design-driven Architect to contribute to the design and delivery of luxury residential and mixed-use developments, from concept through to construction and completion.

RESPONSIBILITIES:

Design & Concept Development

• Develop architectural concepts and design proposals for residential and mixed-use projects.

• Produce design options, spatial layouts, massing studies and 3D visualisations.

• Balance aesthetics, functionality, buildability and commercial requirements.

Technical Design & Documentation

• Prepare detailed design and construction drawings, specifications and schedules.

• Develop technical details for façades, finishes and architectural elements.

• Coordinate architectural designs with structural, MEP and other consultants.

• Ensure designs comply with relevant regulations and standards.

Permitting & Authorities

• Support planning and building permit submissions.

• Liaise with authorities, consultants and licensed professionals.

• Follow up on approvals and address authority comments.

Construction Support

• Review shop drawings, material samples and mock-ups.

• Respond to technical queries during construction.

• Attend site visits and monitor works against approved designs and drawings.

• Work with project delivery and quality teams to maintain design intent through to handover.

Collaboration & Coordination

• Collaborate with interior design, development, sales and project teams.

• Coordinate external architects and consultants where required.

• Contribute to design reviews and maintain consistent design standards across projects.

QUALIFICATIONS & EXPERIENCE:

Essential

• Degree in Architecture (Diploma, Master's or equivalent).

• 3–5 years' relevant architectural design and delivery experience, ideally in residential or mixed-use projects.

• Strong portfolio demonstrating design quality and technical detailing.

• Proficiency in AutoCAD and Revit or ArchiCAD (BIM).

• Experience with visualisation and presentation tools such as SketchUp, Rhino, Lumion or Adobe Creative Suite.

• Good knowledge of construction methods, materials and technical detailing.

• Excellent written and spoken English.

Desirable

• Experience delivering luxury residential developments.

• Knowledge of Cyprus building regulations and permitting processes.

• Greek language skills.

Salary:

• €24,000–42,000 annual gross, depending on experience.
